To own a property in Malaysia isn’t easy, but this 25-year-old mother managed to own her first home!
She owned a RM150k brand new house from the affordable housing scheme, a government initiative to provide “affordable and high-quality homes inspired by modern living concepts for middle-income Malaysians”. She underwent the normal procedure, without any “shortcut” for the housing application.

I owned my first home at the age of 25 from the government housing scheme! And attached is the Q&A in case you wanted to know more.
I spend around 6 months to get the keys! I’m so excited today! Although it’s just a townhouse but it’s the first property i owned.
This project located in Kempas, selling at a very affordable price RM150k with the house size of 1012sqft. Seriously, no complaint!
Ok! I know what questions you are going to ask, let me answer one by one.
Q ① :Need to pay any “duit kopi”?/ under the table money ?
A ① :I never go through any agent, but applied via the official website. I have to go to the government department by myself to get things sorted.
Q ② :Is it still open for application?
A ② :The answer is no, as the department will need you to apply within a certain period of time. If you miss the timing and you are not allowed to apply for that particular project.
Q ③ :How to apply?
A ③ :First, you will need to register for an account in eRumah. Then check out any new project open for application. If you are eyeing on one then quickly send in your application. Prepare all the necessary documents to send to the housing department.
Q ④ :How to know whether the application is successful?
A ④ :An open and transparent ballot is undertaken to assign homes from government housing development to applicants. If you’re successful, you’ll be notified by email. Just attend the ballot event on time.
*Mine was a bit different, it’s an online ballot due to the MCO. We do not need to attend physically.
Q ⑤ :What if i successfully being chosen from a ballot?
A ⑤ :You will get a certificate, then the developer will send you a lists of the panel banks. You will have to contact the banker for loan application then sign the SPA( Sell & Purchase agreement). Then wait for the keys!
Q ⑥ :How much i spend in total?
A ⑥ :Downpayment 10% – RM15,000, Lawyer fee- RM2000,Misc- RM500.
